What Loft Boarding Depth Is Needed in Your Home?

A loft can look like easy storage space until the first box goes down and compresses the insulation beneath it. That is why homeowners often ask what loft boarding depth is needed before they board anything. The answer is not simply the thickness of the chipboard. It is about creating enough height between the ceiling joists and the boarding to protect insulation, keep the loft usable and avoid causing problems in a newer home.

For most homes, a raised boarding system with 175mm legs is a sensible starting point. It is designed to lift the storage floor above the joists, leaving room for modern insulation while giving you a stable platform for boxes, suitcases and seasonal belongings.

Loft boarding depth means more than board thickness

There are two measurements people commonly mean by loft boarding depth. The first is the thickness of the boards themselves, usually 18mm moisture-resistant chipboard for a solid storage surface. The second, and more important one, is the height of the raised support system beneath those boards.

If boards are fixed directly to the ceiling joists, they sit on top of the insulation. In many older properties, the insulation may only be level with or below the joists, so this was once common practice. However, current insulation recommendations are much deeper than a typical joist. Boarding straight over it either squashes the insulation or leaves it too thin to do its job properly.

A raised system creates a gap above the joists. The insulation can remain at its intended depth, while the boards form a separate storage floor above it. This is the practical difference between simply laying boards down and having a loft storage area installed properly.

What loft boarding depth is needed for insulation?

Many lofts need around 270mm of mineral wool insulation to achieve good thermal performance. Joists in a typical house may only be 75mm to 100mm deep, although sizes vary considerably. That means there is often a substantial amount of insulation sitting above the joists.

A 175mm raised-leg system, used alongside the joist depth, provides the clearance needed to accommodate a deeper layer of insulation without flattening it. It is a popular option for homes where energy efficiency matters just as much as gaining storage.

The exact arrangement still depends on the property. A loft with existing insulation at the right depth may need a different solution from one with thin, uneven or poorly fitted insulation. Likewise, pipework, cables, water tanks and roof shape can all affect the available boarding area.

The key point is simple: the boarding should sit above the insulation, not press down into it. Compressed insulation holds more heat poorly, which can mean a colder home and higher heating bills. You may gain a few square metres of storage but lose some of the benefit of the insulation you have paid for.

Why 175mm raised legs are often the right choice

A 175mm raised-leg system is not chosen because every loft is identical. It is chosen because it provides a practical balance between insulation clearance, a stable boarded floor and headroom.

Going too low can leave insufficient space for insulation. Going unnecessarily high can reduce headroom in a loft that is already tight, make access harder and add cost without providing a real benefit. In a standard storage loft, 175mm is often enough to preserve the insulation depth required while keeping the platform sensible to use.

For new-build properties, raised boarding is particularly worthwhile. Roof trusses and insulation are part of a carefully designed structure, and direct boarding can create avoidable issues. A system that spreads load appropriately and keeps insulation undisturbed is the safer approach.

Do not use the insulation as a support

Loft insulation is designed to slow heat loss, not carry weight. Cardboard boxes, decorations, luggage and household items might not seem especially heavy one at a time, but the load soon adds up across a boarded area.

Boards should be supported by a suitable raised framework fixed to the appropriate structural points, rather than resting on insulation or being supported by ceiling plasterboard. The ceiling below is not designed to act as a storage floor.

This matters even more where the loft is formed with modern trussed rafters. Trusses are engineered components. Cutting, drilling or altering them without proper advice can affect the roof structure. A professional installation should work around the roof design rather than forcing a standard solution into every space.

The depth you need also depends on what you will store

A loft boarded for a few light boxes does not need to be treated like a room or workshop. Loft boarding is intended for domestic storage, not heavy furniture, stacks of books, gym equipment or large appliances. Even with a correctly raised system, sensible loading matters.

Think about how you will use the space before deciding how much to board. A central walkway to reach stored items may be enough in a small loft. In a larger loft, a clearly defined storage platform can make far better use of the area than trying to cover every inch.

Keeping the boarded area planned and proportionate also helps maintain access to cables, pipework and any equipment in the loft. It avoids turning a useful storage improvement into an awkward obstacle course.

Board thickness still has a role

Although the raised height is the main concern, board thickness should not be ignored. For most loft storage installations, 18mm tongue-and-groove chipboard is a dependable choice. It creates a firm walking surface and the interlocking edges help prevent movement between panels.

Thinner boards can flex more easily, particularly if they span gaps or carry repeated loads. Thicker boards may be appropriate in particular situations, but they are not a substitute for proper support beneath them. A strong board fixed to an unsuitable or poorly spaced framework is still not a safe storage floor.

A tidy installation will also leave suitable access where needed and avoid trapping electrical cables beneath boards. If cables need extending, protecting or moving, that should be dealt with correctly rather than hidden under a new floor.

Access can limit how useful the boarding will be

The right boarding depth is only one part of a usable loft. If the hatch is too small, the ladder is unsteady or there is no lighting, even a well-boarded loft can remain a place you avoid using.

A larger insulated loft hatch, a properly fitted loft ladder and suitable lighting turn storage space into something practical for everyday life. These details are especially helpful for homeowners who cannot safely balance on a step ladder while carrying boxes.

There is also a trade-off with headroom. A raised floor reduces the vertical clearance above it by the height of the legs and boards. In a low-pitched roof, this may mean concentrating boarding in the highest central area and using the eaves only for lighter items or leaving them unboarded. A site visit is the best way to judge this properly.

When a lower-depth solution may be considered

Not every loft has room for a full 175mm raised system. Some older homes have low roof lines, unusual joist layouts or limited hatch access. In these cases, a lower system might be considered, but only after checking whether the insulation depth can still be maintained.

Reducing the clearance simply to gain headroom is rarely a good bargain if it means compressing insulation. Sometimes the better answer is to board a smaller area, improve the hatch and lighting, or plan storage more carefully. The aim is not to fill the loft with boards. It is to create storage that works without compromising the home beneath it.

A measured installation gives you the right answer

The right loft boarding depth cannot be confirmed from a photograph or a rough guess. The joist depth, insulation level, roof construction, headroom, access and intended use all need checking together.
