
How to Seal Loft Gaps Without Trapping Damp
A cold draught from a loft hatch or a dark line around a ceiling fitting may look minor, but warm air escaping into the loft can make rooms harder to heat. Learning how to seal loft gaps properly is less about filling every opening with foam and more about sealing the right parts of the ceiling while allowing the roof space to breathe.
For most homes, the aim is simple: reduce unwanted heat loss and draughts without trapping moisture, squashing insulation or creating a problem around electrics, pipes or flues. That balance matters even more if you are planning to board your loft for storage.
What counts as a loft gap?
The gaps worth dealing with are usually at ceiling level, where heated air from the house can leak into the unheated loft. Common examples include holes around pipework and cables, gaps beside loft hatches, openings around light fittings, cracks where plasterboard meets internal walls, and unfinished service penetrations.
A loft hatch is often the most obvious culprit. If it has no draught seal, poor fit or an uninsulated lid, it can act like a small open window above the landing. Gaps around pipes can also allow air movement between rooms and the loft, particularly in older properties where services have been added over time.
Not every gap is a fault, though. Openings at the eaves, soffits, ridge or roof membrane may form part of the loft ventilation system. Blocking these can lead to condensation, damp timbers and mould. The job is to seal the ceiling plane, not to close off the loft from outside air.
Check the loft safely before sealing anything
Start in daylight with a good torch, a stable means of access and boards laid only where it is safe to stand. Never put your weight directly onto plasterboard ceilings between joists. If your loft is already crowded with stored items, clear enough space to inspect the hatch area, pipe runs and visible wiring properly.
Look for signs of air leakage such as dirty marks on insulation, loose or lifted mineral wool, visible holes in the ceiling lining and draughts around the hatch. On a cold day, you may feel air movement with the back of your hand. From inside the house, staining around ceiling fittings or a noticeably cold patch can also point to a gap above.
Before using any sealant, identify what passes through the opening. A pipe that needs to move slightly as it warms up needs a flexible seal. Wiring, recessed lights, extractor ducts and flues each have their own safety requirements. If you are unsure what a cable or pipe serves, leave it alone until a qualified tradesperson has checked it.
How to seal loft gaps step by step
Start with the loft hatch
A well-fitted hatch gives a reliable improvement because it is accessible and easy to inspect. Fit a continuous compression draught seal around the hatch frame so the lid closes firmly against it. The seal should be unbroken at the corners and thick enough to close the gap without making the hatch difficult to shut.
The hatch lid itself should be insulated on its loft side. Rigid insulation board is commonly used, provided it is securely fixed and does not interfere with the opening, hinges or ladder. If the hatch is warped, undersized or awkward to use, replacing it may be better value than trying to improve a poor-fitting lid.
A larger hatch or a new loft ladder can be a sensible time to address this properly. Safe access makes it far more likely that the loft will be used as intended rather than becoming an area where items are balanced on joists and insulation is disturbed.
Seal small service gaps with the right material
For small, stable gaps around pipes or cable holes at ceiling level, an appropriate flexible sealant or airtight tape can work well. The material needs to adhere to the surrounding surface and remain intact as temperatures change. Clean away loose dust first, otherwise the seal may fail quickly.
Larger irregular gaps sometimes need backing material before sealing. Mineral wool can help fill depth, but it is insulation rather than an airtight seal on its own. Do not simply pack wool into every hole and assume the draught has stopped.
Expanding foam has a place for certain building gaps, but it is easy to overuse. It should not be sprayed around electrical fittings, hot flues, recessed downlights or areas where it could block ventilation. Foam can also make future repairs more difficult. Where there is any fire-safety concern, use a suitable fire-rated product only after confirming what the opening is for, or call in a professional.
Treat light fittings and downlights with care
Recessed downlights are one area where a quick DIY fix can create problems. Some fittings require clear space around them, while others are designed to be covered by insulation. The manufacturer's instructions are the deciding factor.
Do not cover a downlight with insulation or seal around it with foam without checking its rating and condition. A damaged fitting, loose connection or older halogen unit should be assessed by an electrician. Purpose-made loft caps can help protect the fitting and maintain insulation clearance where suitable, but they are not a substitute for correct electrical installation.
Keep ventilation routes clear
This is the point that gets missed most often. Insulation near the edge of the loft must not be pushed into the eaves and block airflow from soffit vents. Ventilation trays or baffles can maintain a clear route above the insulation where needed.
Do not seal gaps in roofing felt, cover air bricks that ventilate the roof space or fill openings around the eaves simply because they feel cold. Cold air in the loft is normal. What you are trying to stop is warm, moist household air leaking up through the ceiling below.
Check pipes, ducts and flues separately
Pipework needs room for slight movement, especially heating pipes. Use a flexible method around pipe penetrations rather than rigidly fixing everything in place. If there is a water tank or cold pipework in the loft, make sure insulation and sealing work do not leave it at greater risk of freezing.
Extractor ducts should be connected securely and insulated where appropriate, particularly in colder lofts. A disconnected bathroom fan duct can release warm, damp air into the roof space, which is a condensation issue rather than a simple draught problem.
Flues and chimneys are different again. They require safe clearance from combustible materials and must never be sealed indiscriminately. If you have a gas appliance flue, stove flue or chimney breast passing through the loft, get specialist advice before changing insulation or sealing nearby gaps.
Do not compromise the insulation while creating storage
Sealing gaps works best alongside correctly installed insulation. Current homes often need a substantial depth of mineral wool at ceiling level, and compressing it beneath standard boards reduces its thermal performance. It can also leave cold spots that undo some of the benefit of your sealing work.
If you want practical loft storage, a raised boarding system is the sensible approach. It creates a deck above the insulation, helping to preserve depth and airflow while giving you a stable surface for boxes and household items. In newer homes, this approach is particularly useful because it avoids compressing insulation or interfering with the intended roof-space design.

When it is worth getting professional help
Small hatch seals and obvious minor gaps are often manageable for a confident homeowner. Ask for help where there are electrics, flues, signs of condensation, damaged roof timbers, uncertain ventilation or a need to install boarding without reducing insulation performance.
